Units are now available for Country Trace Apartments, a senior rental housing project in Palmyra. The development consists of 6 one-bedroom apartments and 22 two bedroom apartments.
Each apartment includes a pantry, walk in closet, washer and dryer, as well as full appliance package, refrigerator, stove, microwave and dishwasher. The development also has a community room, exercise room, a computer for tenant use, a beauty salon, bus shelter, and a gardening space for tenants. A property manager will be available at the on site ofice.
A senior center is starting construction next door to the complex and will offer activities for seniors.
One building in the project, located on the northwest corner of the site off of IN 135 was selected to be the first LEED for Homes certified apartment building in the state of Indiana. What this means for tenants is that this building was specifically designed to go above and beyond to provide more efficient and environmentally friendly apartments in this building.
Features in this building include being Energy Star rated to be more energy efficient than standard apartments, a home ventilation system and enhanced air filters to promote fresh air, recycled content materials, as well as being oriented to use passive solar energy to help heat in the winter, and cool in the summer. A professional third party also certified this building to ensure all of these goals were met.
All apartments in this community include healthy and efficient design measures including Energy Star rated windows and appliances, low flow showers, sinks, and toilets that use less water, Energy Star heating and cooling equipment using environmentally safe coolants, compact fluorescent light bulbs, as well as radon mitigation systems to prevent toxic radon gas from entering the apartments.
All buildings in this project share unique site features that enhance not only the apartment complex but also the natural environment. These environmental features include saving a large group of trees, using drought tolerant landscaping, using a landscape design based on the area, having open space with plenty of native plantings to naturally absorb rainfall, as well as a rain garden to slow and filter rainfall. Autumn Ridge Apartments
This beautiful new apartment complex, completed in 2006, is an affordable rental project consisting of 24 units, 3 of which are handicapped accessible. Autumn Ridge Phase II
A market study commissioned by BRS found a definite need for further affordable rental housing in the Corydon area. Thus, BRS applied for and was awarded a grant from the Harrison County Community Foundation to serve as a local match to leverage public and private dollars for the construction of an additional twenty four units of multi family rental housing, Autumn Ridge Phase II. Blue River Services, Inc. already owns an additional four acres of land next to the original Autumn Ridge. September of 2003,
Blue River Housing purchased Oakview Apartments in Corydon in an effort to preserve safe, affordable rental housing. The rehabilitation of Oakview Apartments is now complete and all of the units are now occupied. The buildings consist of 14 two bedroom units, 2 of which are handicap accessible located close to Corydon Schools. The rehabilitation included new heating and air conditioning systems, new water heaters, new doors and windows, new carpeting and flooring, all new appliances, and upgrades to the plumbing and electricity.

A new Wyandotte House Youth Shelter was completed in Fall 2009, replacing the previous aging facility. This new youth shelter houses boys from 6 to 21 years of age needing shelter. This shelter is located in Corydon.
Grants that made this new youth shelter a reality include:

Summit View Youth Shelter
Blue River Services is proud to present the new Summit View Youth Shelter, BRS’ second Youth Shelter, completed in 2007. This new youth shelter houses the girls who were living at the old Wyandotte House Youth Shelter with the boys. The boys will continue to reside in the Wyandotte House. The shelter is located in Corydon.
Grants that made this new youth shelter a reality include:

Transitional Housing
Blue River Housing Department also provides housing to serve domestic violence victims currently at Hope Manor and in the near future at the new Jill’s House currently in planning stages. Both facilities provide housing and support services, helping victims and their families become more self sufficient. Supportive services can include assistance with childcare, employment services, daily living skills and transportation, to name just a few. The Center for Women & Families provides intake services, case management and financial education classes to tenants of Hope Manor. Hoosier Hills PACT will provide these same services to tenants at Jill’s House.
